What are the proposals?

Lidl NI is bringing forward proposals for a new retail-led mixed-use development on lands at Leyland Road in Ballycastle. The site extends to approximately 2.1 hectares and is located within the settlement limit of Ballycastle, around 400 metres north of the town centre. The land is currently in agricultural use and sits between existing residential areas at Leyland Park, Leyland Meadow and Gortamaddy Park.

The proposals include a new Lidl foodstore on the southern part of the site. The proposed store would have a sales area of c.1,571 sqm and would sell a mix of everyday groceries and other household items. Access to the store would be taken from Leyland Road, with c.129 car parking spaces proposed to the south and east of the building.

Alongside the foodstore, the proposals also include c.26 new detached and semi-detached homes on the northern part of the site. These homes would be accessed from Gortamaddy Park and are expected to be two storeys in height, with front and rear gardens and own-driveway car parking. A communal green space is also proposed to the eastern side of the residential layout.

New planting is proposed along the site boundaries, including local and native species, to help the development sit more comfortably alongside existing homes and the surrounding area. An area of open space is also proposed to the east of the foodstore, helping to provide a softer edge to the development.

The planning application will be supported by a range of technical assessments, including reports on transport, drainage, ecology, construction management, landscape, noise and lighting.

These assessments will help the project team and Causeway Coast and Glens Borough Council consider the proposals in detail before any planning decision is made.

Key Benefits of the Development

Delivering more local retail choice for Ballycastle residents

The proposals would deliver a new Lidl food store on lands at Leyland Road, providing local people with greater shopping choice. The proposed store would have a sales area of c.1,571 sqm and would sell mainly convenience goods, helping to improve local access to high-quality, affordable groceries without residents needing to travel further afield outside of Ballycastle.

Delivering new high-quality homes

Alongside the proposed food store, the development would provide c.26 new detached and semi-detached homes on the northern part of the site. The homes are anticipated to be two storeys in height, with front and rear gardens and in-curtilage car parking. The residential element has been designed to complement the existing surrounding neighbourhoods and would help provide additional much-need housing for Ballycastle.

Creating open space and a landscaped setting

The proposals include areas of open space within both the retail and residential parts of the site. An area of open space is proposed to the east of the food store, while a communal open space is proposed at the eastern end of the residential site. New planting is also proposed along site boundaries, including local and native species, helping to integrate the development into the surrounding area and provide a clear landscaped buffer between the proposed site and our neighbours.
